Untrained foot traffic dents sheets, cracks coatings and loosens tiles. Use safe access methods and step only where the system permits.
Repair causes, not stains
A ceiling stain is evidence, not diagnosis. Trace the path of water and inspect above-roof details, condensation risk and plumbing before applying sealant.

Inspect where water slows down or changes direction
Most routine checks should focus on gutters, outlets, valleys, ridges, hips, roof edges, wall flashings and penetrations. Remove leaves and debris, look for displaced or damaged components and inspect interior ceilings for new stains after major rain. Do not walk unnecessarily on finished roofing, especially textured tile systems; use safe access and the product-specific walking guidance if inspection from the roof is necessary. Photograph changes over time so a small issue can be distinguished from a recurring failure.

Maintenance means diagnosis, not cosmetic patching
If a leak appears, identify the entry path before applying sealant. Water can travel from a valley, flashing or fastener before it becomes visible inside. Note the weather conditions that trigger the leak, inspect uphill from the symptom and check whether drainage is backing up. Repeated sealant over an unknown defect can hide the real problem and make later repair more difficult. Where there is widespread deterioration, structural movement or repeated failure in different areas, obtain a competent assessment of repair versus rehabilitation or replacement.
